Existing Exterior Photo
Existing First Level Plan
The fireplace at the top of the first floor plan was the most interesting location for a stair leading to a second floor addition
Proposed Second Level Plan
The idea for the second floor was to create a studio space for our client's artwork. The master suite and bath take up about half of the second level .
Existing Entry
Existing living room had no lights  which made the house feel dark
Existing entry to the kitchen was a narrow walkthrough - refrigerator to the left and basement door to the right
Existing L-shaped kitchen with traditional cabinetry and hardware
Proposed Front Elevation
The existing two overhung roof supports were steel traditional rods  that we replaced with a minimalist "V-shaped" design

Preliminary Renderings

Proposed Front of House with roof support and stair railing upgrade
Proposed Entry
By taking away all of the walls that created the existing foyer, the entry has more breathing room - It also makes all other adjacent areas feel larger
Proposed Living Room to Kitchen/Dining Room view
To create an open plan it was necessary to carve out part of the kitchen wall - this enabled the basement door to be removed to access the lower level staircase
Proposed Kitchen
L-Shape remains, relocation of appliances, translucent panel open to basement
Proposed Fireplace
Having a floor to ceiling fireplace makes an eight foot ceiling feel a little taller
Proposed Dining Room/Kitchen
Removing the wall between the kitchen and the dining room provided an easier connection while continuing the open plan feel

Advanced Renderings

New Fireplace design with gas insert - larger opening to the dining room
